The Villa

The villa, once a farmhouse, has been renovated using original and typical materials from the area. The main building is divided into three floors. One is a spacious basement complete with garage, tavern and gym. The basement can be reached through the ground floor via a staircase or externally via the garage door. The ground floor is complete with a large living room, kitchen, a study room, a double bedroom and a bathroom. A staircase leads to the first floor where there are four double bedrooms, two bathrooms and an additional room that can be transformed into a third bathroom. Outside is a nice porch perfect for outdoor dining in the summer months.

The main house, built and finished with high quality material, is equipped with basic services such as electricity, water, heating powered by LPG gas, condensing boiler, and air conditioning.

There is also an annex, of about 40 square meters.

The Garden

Around the villa is a well-maintained garden and a large park, that extend for 57,718 sqm. The garden is beautifully kept with roses, cypresses, olive trees (there are about 50 olive trees on the property, perfect to produce your own olive oil) and other various typical Mediterranean plants and flowers. While the park is luscious with trees as it has old oak trees, walnuts, beeches, cherries and others. The garden equipped with an underground irrigation system powered by submersible pumps connected with two wells and a cistern where rainwater flows.

The Area

Close to the property, at 3 km, is the provincial capital of Macerata, a beautiful medieval town home to the majestic Sferisterio. The airport of Ancona is just a 1 hour drive and the Adriatic coast just a 30 minute drive. The mountains and the National Park of the Monti Sibillini is 1 hour from the property.
